A perc test is the single most important thing that happens on a piece of rural ground before a septic system goes in — and it's the step people skip when they're buying land. Here's what a perc test is, what it tells you about Saline County clay, and why the result can change what a property is worth to you.
If you're looking at a piece of ground in Saline County and planning to build, the septic system is going to be one of the larger line items in your budget. And the number attached to it isn't set by the tank or the crew — it's set by how fast water moves through your soil. That's what a perc test measures. Get it done before you close on the land, not after.
What Is a Perc Test?
"Perc" is short for percolation. The test measures how quickly water drains out of your soil, and that rate determines what kind of septic system your property can legally and physically support.
The concept is simple. We dig test holes at the depth the drain field would sit, saturate them, then measure how far the water level drops over a set period. The result comes back as a rate — minutes per inch. Fast rate, water moves freely, standard system works. Slow rate, water is barely moving, and the design has to change.
A soil profile evaluation usually goes along with it. That's where we look at the actual layers in the hole: topsoil, clay, caliche, rock, and where the water table sits. In this part of Kansas, the profile often tells you more than the number does.
Why Perc Tests Matter More on Saline County Ground
In sandy loam, a perc test is close to a formality. Around here, it's the whole ballgame.
Saline County and the counties around it are heavy clay over caliche. Clay holds water instead of passing it. A perc rate that would be unremarkable in eastern Kansas can come back slow enough here to rule out a conventional drain field entirely. We've tested ground where the water level barely moved in the test window.
That result doesn't mean you can't build. It means the system has to be designed around the soil you actually have — usually a larger drain field, sometimes a different system type, occasionally a different location on the same property. All of those cost more than the standard install, and all of them are far cheaper to plan for than to discover after you've already paid for the land.
Head west and northwest toward Lincoln County and the problem inverts: shallow limestone instead of deep clay. Not enough soil depth above the rock to build a conventional field. Different failure, same lesson — you need to know before you commit.
What Actually Happens During a Perc Test
Step 1: Walking the property
We look at where the house or building is going, where the well is or will be, the slope, and where water naturally wants to go after a storm. Drain fields have required setbacks from wells, property lines, and structures, so the usable area is often smaller than people expect.
Step 2: Digging the test holes
Holes go in at drain field depth, in the area the field would actually occupy. More than one, because soil varies across a property — sometimes dramatically within a hundred feet.
Step 3: Presoaking
The holes get saturated ahead of the measured test. This matters, and it's where a rushed test goes wrong. Dry clay will drink the first water quickly and look like it's draining fine. Presoaking gets the soil to the condition it'll actually be in during wet months, which is when a drain field either works or doesn't.
Step 4: The measured test
Water goes back in and we measure the drop at set intervals. That gives the percolation rate the system design is built on.
Step 5: The soil profile and the report
We record the soil layers, the depth to rock or restrictive layer, and any sign of a seasonal high water table. The results go to the county with the septic permit application and become the basis for the system design.
What the Results Actually Tell You
Good perc rate. A conventional drain field will work. Your septic budget lands in the normal range.
Slow perc rate. Water moves, but not quickly. Expect a larger drain field — more trench, more pipe, more rock, more money — but a workable conventional system.
Very slow or failed perc. Conventional drain field is off the table at that spot. Options are testing a different area of the property, or an alternative system design. This is the result that changes what the land is worth to you, and it's exactly why you want it before closing.
Rock or water table too shallow. Not enough usable soil depth. Same decision tree as a failed perc: different location, or a different system.
Get the Perc Test Before You Buy the Land
This is the part we wish more people heard first.
We regularly get calls from someone who has already closed on a beautiful piece of ground, is ready to build, and just found out the soil won't support a standard septic system. Now the septic line item is thousands of dollars higher than they planned, and that money has to come out of the house budget.
A perc test done during your inspection period costs a small fraction of that surprise. If the ground percs well, you've bought certainty. If it doesn't, you either negotiate the price with real information in hand, or you walk away and find better ground. Either outcome is worth far more than the test.
